landlords beware

we gave our nice clean and freshly painted house with a lovely garden to these jokers to manage 4 years ago when after the 1st couple of years i had to remind them to do regurlar checks on the house this should have set alarm bells ringing! the first tenants left without out knowledge half way though a rental month with out our concent ! it was only because the incorrect amount went into our account the next month that we questioned what had gone on ! yes they did get a new tenant straight in but we didnt know anything about it! the next family left this month and we were given back the keys as we were going to paint and put up for sale - well there was rubbish all down the side of the house, the whole house was filty, worktop missing int he utility and the list goes on! the agreemtent we made for the tenants to redecorate the house neutral colours had not been followed as the bedroom was bright blue and was a nightmare to repaint! it was appauling! so we called them out to see these problems and top and bottom of it is that they say that the tenants didnt do this damage so my question is what were APPLE doing for 4 years! did they do proper check outs? did they check when the last tenants left? how caused all this damage and who is going to pay for it? and they have washed thier hands of it!!! they may be cheaper than the other agents but DO NOT USE THEM !!!!!
