So do you know when you hear about those unreasonable Letting Agents? Well read on… They are trying to charge me £310 (half a month’s rent on top of their check out fee!) for a couple of stains in the kitchen which any normal person would classify as normal wear and tear after 1 year and 4 month in the property. Additionally, I got a cleaner to deep clean the apartment before I moved out as I wanted to see if they will charge me a second time. So below is the email I received form the agent. Please look at the pictures they send me to justify their costs! Rogue trader maybe? Note the stains behind the mattress were there before I even moved in and they have conveniently lost the latest version of the inventory list which detailed it. The funny thing for me is that I have the pictures and now I have to waste my time arguing with these people. This is their job…where is the compensation on my time? Another funny thing but on the phone they would not even accept providing me with multiple quotes for the work! Sounds like something fishy to me (I will bet they are making money on it). These people should be protecting Tenants not milking the tenants (and probably the landlords as well)! Why is letting not regulated like in other countries? If anything they should be regulated far more strictly with criminal charges for the worst offenders! I will be interested to see if anyone else is being scammed in this way? Dear Ross, As per our telephone conversation, the cost to get the property professionally cleaned is £160.However to clean the curtains and the dining chairs it might be extra, the cleaner is going there tomorrow to put a quote together. I can appreciate that you have cleaned the property yourselves but we have to ensure the property is professionally cleaned before any new tenants moved it. We also have to get this done today or tomorrow before the new tenants move in. If you would prefer to use someone else you must get this done tomorrow at the latest. With the marks on the walls you agree about the painting in the kitchen on the walls behind the cooker. There are also marks on the opposite side behind the sink. The inventory lists a few small marks throughout but there are quite a lot. (Please forward me your pictures so that I can double check them against the new ones I have taken). The lounge I can see on our inventory about the marks on the walls, but not on the panel heater on the wall or on the dining chairs. Also the marks on the curtains which I have no record of on the inventory. In Bedroom 1 the curtains are both covered with marks (I have attached a picture for you) no mention of this on the inventory, plus the big mark on the wall behind the bed, no mention of this in the inventory (I have attached a picture for you). For the Bedroom 1 and the kitchen to be re-painted is £150. Please send me over your pictures that you said that you had and we can compare these. I look forward to hearing from you.
