We are a contemporary and modern letting agent with good morals, brilliant products and a really honest and fair approach. We have well established processes, excellent insight into market values, in- depth local knowledge and are highly conscientious in putting good tenant and landlord relationships together.

We operate in the Tunbridge Wells, Southborough, High Brooms, Tonbridge and Frant areas of Kent and East Sussex. Our heart is in finding the right property for you as a tenant, and in finding really great tenants for you if you want to rent out your home.

Working with Landlords

The valuation of your property takes approximately half an hour, depending upon how much information you would like. During this appointment we give you advice on the type of tenant we expect for your property, what your obligations are as a landlord, any management needs, and the length of the tenancy.

We will come in and value your property with no obligation, and explain the sort of rent you may expect based on other properties similar to yours that have been let recently. We are realistic and give you the right advice, letting you know of current market trends so that you are kept fully up to date no matter when you are thinking of renting your place out.


We offer flat rate fees to you up front with no VAT so you can see exactly how much you will be paying. The fees are hugely competitive and we work very hard to for both you and your tenants to a ensure a happy tenant landlord relationship


If Bright Fox are letting and managing the property for you we promise you that we will take great care of your property. We really do have a good team of people and suppliers that can manage all aspects of your property with care and honesty. They will keep on top of rent payments, property checks, contractors, insurances and keep in touch with you regularly.

Looking for a new place? As a tenant you are in really good hands

It's really exciting looking for a new place to live, but also can be stressful – so we have made it as easy and transparent as possible for you. We will do our very best to find you a property that suits you, at the fairest rent, with no hidden costs and really excellent service. Our heart is in getting you a good home, and to secure it for you with the minimum of hassle and the most help.
Contact us and tell us what sort of place you want or arrange a viewing of a place you have seen on our website via email or telephone 01892 544453 and we will take you over to have a look at a time to suit you – we also do evening and weekend viewings.



Once you have seen the place you want, you will need to place an administration fee with us so that we can take it off the market whilst we undertake your references. This costs a flat £225 and is up to two adults living there. We use a great company called HomeLet who undertakes a credit reference report. If you pass all your references we will give you back a cool 25% of the fee toward your first month's rent! However please note that if you decide not to proceed at the last minute, we regrettably cannot refund your administration fee as all the work would have already done on your behalf.


Most Landlords require between four and six weeks rent. You will need to pay this either before or upon signing your tenancy agreement. We will put your cash into a secure Deposit Scheme that will protect and keep your money safe until you move out. You will get a deposit scheme number to let you know exactly where your money is being held.

Rents are quoted per calendar month and are payable a month in advance. You also need to ensure that you pay the council tax, water, gas, electricity and your telephone, broadband etc. You will need to have contents insurance before you move in. We will ensure that your Gas and electrical safety certificates are all done for you
