About Us

ECDS Ltd is a small family business based in Ormskirk, Lancashire. We provide fully specified plans using computer aided design (CAD) software printed on large format A1 size paper. House plans, detailed drawings, loft conversions, planning applications.
Drawings will be required for planning applications and building control approval by the Local Authority, as well as enabling accurate quotations to be supplied by prospective builders.
Prices include all drawings, calculations and specifications and submission to the Local Authority. (L.A. fees not included) We cover the West Lancashire, Sefton, Merseyside, North Wales and Preston areas.

Planning and Building Control

Once you have agreed your plans, we will submit them to the Local Planning Authority for Planning Permission. We act as agent on your behalf, and prepare and submit all the relevant documents, maps and drawings.
Works which require Planning permission should not be started until permission has been granted.

Building Control

Most building work is covered by the Building Acts, and as such Building Control Approval will be required once Planning permission has been obtained.
The process is as follows:
1) We will submit your plans to the Building Control department for approval. This is known as Full Plans Submission. They will be checked to ensure that they comply with the Building Regulations, which are a set of National standards which cover all aspects of building work, including structure of the building, thermal insulation, disabled access, drainage, fire safety etc.
2) When work starts the Building Control department will inspect the works at various stages of the construction and issue a Compliance Certificate upon completion.

The Party Wall Act

This Act applies throughout England and Wales. It provides a framework for preventing and resolving disputes in relation to party walls, boundary walls and excavations near neighbouring buildings.
Anyone intending to carry out work of the kinds described in the Act must give adjoining owners notice of their intentions.
If you can not get written agreement from your neighbours you will need to employ the services of a party wall surveyor. We will, of course, arrange this on your behalf.
