Gold Estate Agents have a fresh new approach to lettings and selling properties all over the London area. Gold will offer new exciting methods of meeting all our client requirements.

PROPERTY MANAGEMENT

Gold Estate Agents Ltd is offering three schemes with no hidden charges.

1st option - Introduction Services

This service is to only introduce the tenants to the landlords. Once we have been instructed by the landlord, we will provide you with the following services in this category.

We will advertise your property in the local newspaper and on our website.

Place a TO LET board outside the property with the landlords consent.

Arrange appointments and show your property to prospective tenants.

Negotiate the rent between landlords and prospective tenants.

Negotiate and determine the terms and conditions of the tenancy agreement between the prospective tenants and landlord.

Carry out reference checks on tenants

Collect a security deposit at the commencement of the tenancy on behalf of the landlord. This is held against any damage or dilapidation that may have occurred during the tenancy and is accounted for at its termination.

Draft and prepare the tenancy agreement in accordance with the appropriate rules and regulations. Compile a basic inventory for the property. (Please note that tenant's deposit must be protected by a government-approved tenancy deposit scheme which will be your responsibility on the Introduction scheme)

Take final readings of all the utilities and transfer these accounts into the names of the new tenants and thereby transferring the responsibilities to them.

Deduct our commission from the first month's rent for the period of the tenancy.

Note: Our company is entitled for commission as long as the tenants stay in the property.

2nd Option - Full Management

Once we have been instructed by the landlord to let the property we will provide the following services under full management scheme.

Advertise your property in the local newspaper the internet or where ever possible. We will also place a TO LET board outside the property with the landlord's consent.

Negotiate and determine the terms and conditions of the tenancy contract between the tenants and the landlord.

Collect a security deposit at the commencement of the tenancy on behalf of the landlord. This is held against any damage or dilapidation that may have occurred during the tenancy and is accounted for at its termination. To be held by Gold Estate Agents on full management.

Draft and prepare the tenancy agreement in accordance with appropriate rules and regulations and compile a basic inventory for the property.

Take final readings of all the utilities and transfer these accounts to the new tenants thereby transferring the responsibilities to them.

Collect the rent during the term of tenancy and forward such payments to the landlord according to the payment method decided with the landlord at the commencement of the tenancy. Such methods include payments by cheque into a bank or building society, posting the cheque to the landlord or the cheque to be collected by the landlord.

Arrange for any maintenance works that may be necessary during the tenancy.

Carry out a property inspection at least every two months.

Meet the landlord personally at the termination of the tenancy and deduct any monies due from the security deposit for any damage or dilapidation that may have occurred.

3rd Option - Guaranteed Rent

This service offers you the minimal involvement and ensures that your rent is GAURANTEED.

We will visit your property and discuss the guaranteed rent with you for a fixed term.

We will pay you the agreed monthly rent during periods of vacancy as well as occupancy.

The monthly rent will be paid by cheque. This may be personally collected, sent by post, paid directly into the landlord's bank account or building society.
