The first step to selling your property is to appoint an estate agent to value your home and make recommendations. Decide what your prerequisites are. What style of property would you like? The process of buying a "new home" or "new build", whether finished or off plan is in many ways similar to any other property purchase. There can however be a few subtle differences that you will need to know.
The purchasing process starts from the completion and signing of a reservation where the purchaser will put down a reservation deposit which is often non-refundable and provide their solicitors details.
From the date of reservation the solicitors for both the developer and the purchaser will process the paperwork and proceed to an exchange of contracts which must formally take place within a specified period after the reservation - normally 28 days. When exchanging contracts the solicitor will ask for a deposit which is usually 10% of the asking price.
This is a legally binding contract and once the contracts have been exchanged the property is then secured for the purchaser.
When making an off-plan purchase of a New Home the completion date is often many months and sometimes more than a year later. As the completion day approaches the developer and Greenfields Property New Homes department will keep the buyer informed as to the progress of the construction and eventually a formal ‘notice to complete' is served by the developer's solicitors, usually ten days before.

They are the cheapest estate agent in ruislip. All I'll say is you pay for what you get. The lady who ended up dealing with my property never visited it. I showed everyone around the property. They took the calls from the buyers then I did the rest. I also never thought they were fighting my corner in the negotiation of a sale price.
