Homes Lettings is a family business which is complimented by our Accountancy and Mortgage Practice. We specialise in the residential lettings of quality houses and apartments in the Coventry & Warwickshire area and therefore we can offer a personal service to Landlords where we meet your every day needs. We work in a professional and friendly manner, listening to our client's requirements giving consideration to their aspirations within the property letting market.

While your purchase is going through we will start to find a prospective tenant for you and fully market the property,once we can take photos.

If you already have a property you want to market we will appraise it and give you a rental valuation.

We will advise you if there is anything which will help to market or increase the rental value of your property.

When we find a tenant for you we will fully research their credit history and ability to afford to rent your property and with our experience of people see if they are a suitable candidate for you.

We will move them in as quickly and conveniently as we can and once they are in your property we will make regular checks to ensure your tenant is looking after it.

We will be there to answer your questions from the start and throughout the tenancy.

Tenants

When applying for a property we will carry out a full tenant reference with our referencing agency. You will need to provide details on the following:-

Address for the last three years
Employment details or accountants if self employed
Landlord or letting agent details
Bank account
Any details on ccj's or adverse credit
Anyone over the age of 18 must be on the tenancy agreement and referenced. There is a charge of £105.00 per applicant for the referencing fee. From time to time it is necessary for the applicant to have a guarantor, should you require one there is a charge of £105.00.

On successful referencing and subject to the Landlords approval we will then ask for a £108.00 tenancy agreement fee, payable on the date you move into the property, at this stage we will then arrange a moving in date. An application usually takes between 2-7days subject to successful referencing.

On the day of signing you will be required to pay your first months rent in advance and the bond which is equivalent to six weeks rent. We hold the bond in a government approved scheme until the end of your tenancy, whereby providing the property is left clean and with no dilapidations it will be returned to you in full.

(This is payable by building society cheque or bank transfer, not cash or personal cheque unless paid in advance so it is clear funds on the day of signing.)

The Landlord will have buildings insurance but we strongly advise you take out contents insurance. We will be happy to provide a quote for you.
