Absolutely clowns. Every 3 months John Rich would promise a delivery and occasionally turn up with plans that could have been for a completely different project. John Rich was clearly farming out work to incompetent students or family, he only ever succeeded in alienating the planning officers with his stupid, incompetent work. John Rich, evidently, had no intention of attaining planning permission- he just collects his fee eitherway.
