I have a lease with Places for People who own RMG. I reported damp back in 2015 and it hasn't been dealt with. We are living in 80%+ humidity. I put in a formal complaint to both companies which I eventually sent to the Housing Ombudsman after finally completing the complaints procedure. PFP told the housing ombudsman it was nothing to do with them as RMG was dealing with it so it should go to the property ombudsman. The property ombudsman doesn't deal with the service charge or any services provided from it. Well that's everything! So even if you do complain about RMG there is nothing they can do. Luckily for me the housing ombudsman said to PFP they had to deal with the complaint as it is PFP I have a legal contract with not RMG. PFP instructed RMG to carry out the necessary works in December 2022. It is now almost October 2023 and still nothing. I have written to leveling up dept to ask that they make it law that these landlords/lessors are responsible for the corrupt and incompetent actions of these useless management companies if that happens complaints can go to the housing ombudsman who actually have some teeth. It is a scandal what these companies get away with and the amount of misery they cause. I would give them a minus rating if possible.

If we could give zero stars we would, very poor management company. We have been receiving paper management fee bills, and paid for the past 4 years no hassle. This year we didn't receive a management yearly bill, as the new build estate has problems with post deliveries and items going missing. We received a final demand, with a fee of £34 added for late payment. We hadn't received any previous bills for this past year, so feel it's very unfair. We have contacted RMG various reps who are useless to say the least. Very unsympathetic, and happy to take money when an issue wasn't our fault. I feel sorry for anyone that has to deal with this company. Very poor customer service and a poorly run company. Don't deal with RMG if you have too... 253801106401

Appalling customer service. Having extensive managerial and leadership experience, I have not seen or heard a worse customer service in my life. There is not such a thing as 'customer service' in RMG. They do not have any insight of how bad they are. In my opinion, the amount of change required for the company needs at least 5 years of hard and continuous constructive work.

I agree with every negative comment. Avoid. Customer Service is a farce since they never get back to you. They charge extra if they have to send a reminder about payment but don’t tell you when a bill has to be paid buy. I pay over £1k per year but they didn’t clean the communal area for months and lied through their teeth. Awful awful charlatans

Rip off, tear off, hide and never get back. In gentle way, if you like chasing problems and not getting them resolved - they are perfect for it. If you like to be charged and counter charged and get reported to be in debt they are just fine doing so. I you like answers “first time we hear this”, “i wasn't aware” - RMG is 24/7 available to feed you this anytime of the year. Dont forget you actually pay them for those answers from your bank account.

I live in a block of 11 flats managed by RMG. Since I moved in 4 years ago we have had 4 different property managers, the last one only having been there for just over 2 months during which time he never made contact at all. We were billed in March for over £1,000 deficit from the previous year which we are expected to pay on top of over £2,000 for the year ended Sept 2020. We have told them not to send any more contractors out as we have told them we want to leave RMG. Residents here have stopped paying for service charge because of this deficit and the fact that they are not trying to resolve all the issues we have with their charges. I have no idea what will happen when they demand what we owe them, which I'm sure they will at some point, and will add on additional fees. I am a pensioner living on just under £800 a month income with no savings. I have no idea how I will pay what is outstanding. RMG are a vile company, they grossly overcharge, they do very little work to maintain the development, they don't respond to issues and they have no compassion whatsoever. They should be taken to court and the company should be dissolved. They should also be made to pay back what they have overcharged residents and wipe off any outstanding monies due to them. They make millions in profits so can afford to wipe off debts and pay back overcharged bills.

I am happy to say that after 2 miserable years with RMG I have made myself director of our building and have just served them notice. Absolute con artists and outrageously rude vile people. I am moving to a company called Mandeville Property Management who have helped advice me on my legal rights too. I thought it was be a hard long drawn out process get rid of them but honest it it wasn’t that at all and I wish I had done it sooner.

This company is laughable!!! Just constantly passing the book with every problem and not sorting it! Send threatening letters during a global pandemic saying you owe money and if not paid within 7days there’s a £230 charge on top, this is with no previous letter before hand To tell you! They also lie ALOT! I love this apartment we bought but this company makes me want to sell and get rid! Makes us so ANGRY! Are the staff even trained? UNBELIEVABLE! You couldn’t get any worse if you tried lol! It’s SHOCKING! I’m dreading the day when we do sell having to deal with these! They don’t even get back to your emails of complaints it’s like you don’t even exist! And even on the chat all’s they say is (let me chase this up for you) EVERYTIME! The fees just keep going up I don’t even know what for? 0 stars!

We have only very recently purchased an appartment in a block managed by RMG and the Service Charge had already increased by 12.5% even though inflation is only 0.5%, we pay more than identical apartments in the block and I understand that the service charge is based on the floor area of the apartment even though the external services for which the service charge pays for are exactly the same for every appartment!!! I have e-mailed them many times, rang them several times and used their chat line on numerous occasions but nobody who can discuss my problems will talk to me. Hence black hole, so frustrating I am now regretting having purchased the apartment even though we both love it.

Avoid this management company. Firstly, let me say, there are clearly fake reviews here which are nothing to do with the management of an estate. I know this, because if the reviews were about the management of an estate they would all be one star (0 star isn't available). The costs for RMG managing our estate have doubled in the 3 years we have lived here. There is now a massive hike in prices, even though no one has been able to work for 3 months due to Covid-19. The prices they are charging to the estate account for minor DIY are EXTORTIONATE and are clearly made up - no decent workman would charge even half the amounts on the documentation. I have no idea how they are able to get away with it but our estate is ready to work as hard as possible to fight to replace RMG. Our estate was built by Barratts and I will be contacting them to advise them against leaving estates under the management of RMG in the future. They are truly terrible.

We were just thinking about putting down our deposits on a new housing development in Ulverstone, Cumbria whereby the properties are freehold but we have to sign with a company called RMG Services ( Residential Management Group) to manage the gardens and communal areas etc. Thank-god we did a little bit of research. All your concerns and experiences have been really enlightening and rather than be subject to years of service charge uncapped increases I think we'll move on. These people are professional cowboy type gangsters..... research them and you'll discover that during the past 20 years, they have over 20 different registered business names and directors with over 3000 dissolved companies....... They have absolutely no intention of managing residential properties, yet every intention to implement financial extorsion (check out their own pretend lawyer called PDC Law who's registered director and only qualified legal solicitor has over £7 million GBP to his name)..... In short they are property cowboys who have worked a way around to manipulate the legal system to work in their favour - Financial Extortion. They will not respond to calls, emails, or letters,,,,,, this is a well-developed tactic of theirs, and when they do get to court. They simply pull out the legal binding covenant you signed obligation card.... yet when you bring up their NO response, they simply deny this stating we gave then 7, 14, 28 days your honour and they did not pay..... even though you did not receive that notice, it becomes a circus of "he said, she said" ..... a tactic they most likely hijacked from Little Britain's Vicky Pollard. One day these people may end up behind bars, and if they escape that throughout this liftetime, maybe they ought to be reminded that when life's over, there is an human accounting system that takes place. Religion refer to this as karma, science relate to it as "cause and effect", and if they think that's poppy-cock, and it doesn't exist, then they have a very sharp awakening to come.

Best to avoid Leasehold property full stop!

Up until 2 days ago I was reading through my completed search paperwork for a leasehold flat at Ashland, MK. The property all fine, great location, no flood risks, but oddly, the estate agent told me the service charges etc were somewhat less than what the statement of accounts show. I noticed big increases & I phoned him immediately to say if you are deceiving me, I will pull out!!. He said that's what the vendor told him. The law society form showed approx 1700.00 rent, so I asked my sol 'does this include ground rent or is it separate?'. I never got an answer, not even from the solicitor. I had concerns about the fact id be putting in 2 thirds cash and one third mortgage & by the time its paid off , id be financially crippled with huge service charges in my old age as the flat was meant to be a permanent home, also not being able to sell it. While this was going on, the flat next to it went up for sale aswell! After reading the lease, I thought 'im going to be over a barrel with these rules, which gave telling 'pay up and on time or we'll take over your flat!'. I then went on the internet to look for RMG & I was horrified at the bad reviews. I found a bad review by someone at Ashland & I decided that's it, I'm pulling out. I emailed my sol copies of all my findings & said sale is off! Do not send me any contracts!. Sadly I will have to cancel my buyers as I can afford to buy a house, hence I went for a flat. I'm making a complaint about the vendors estate agent & that they were overly eager to push the sale the to draft contract stage before id got my survey result! I even had to tell the est agent to stop phoning me as they phoned 3 times in one week. Now I know why. Another concern I've read about is leaseholders suddenly finding after a few years of ok managemt co., that out of the blue, RMG take over & then all trouble starts. I've decided I will never entertain lease hold now. Sheltered housing for the elderly is apparently being hit by bad managemt companies & residents told wen selling to give the company 1% of the value of their flat for every year they've lived in it, which can run into thousands.

I have owned a property in a Barratts development "Trinity Court Bromley" RMG manage the the services to the complex I have written numerous letters to Both Barratts & RMG regarding the appalling management of the complex. Over the last 5 years RMG have regularly changed the administration of the business .They continually increase charges with the excuse that unforseen costs have been incurred.WHY??? All building works were completed over 2 yrs ago .They must know now historically all the costs per unit based on the last 5 years. Tying to get a common sense answer is a waste of time either from Barratts who put this group in charge oreven the CEO Mc Geever.An e-mail sent weeks ago direct to him is still awaiting even the courtesy of even confirmation of receipt..Probably spending wads of trousered dough on hols in Bahamas. All owners of property have been called to a "Special RMG meeting on the 5 Jan .They are not even able to get that right The last planned meeting was cancelled. What we need is a resolution to "KBO" RMG Actually its hardly surprising that the Business is in a mess. Below is a response applicable to its position as an employer from a recent Company Review..... Cons - mismanagement - staff are motivated - hardly any benefits for high stats or good work - management communication is poor - high staff turnover Advice to Management should listen to staff more when it comes to improving the environment around the office. We are having a court case right now against this " management agent" - RMG Residential Management Group Ltd – RMG Ltd. We have a detached and freehold property. The developer moved out of the site 2 years ago and transferred " A H management Co Ltd" ( be careful here, it was NOT originally RMG Ltd) back to all the residents, and basically said all residents with freehold properties are the owners of the A H Management Co. Ltd. A few months later, a business entity called "RMG Ltd." sent us a letter to appoint itself as " a management agent" being "acting on behalf of A H Management Co. Ltd".... The appointment letter was on a LLP (law firm) letterhead, however without this law firm's SCA number or address ( it is illegal for a law firm to send a letterhead without its SCA number or other legal information) ... They were most likely the faked letters sent either by A H Management Co. Ltd or by RMG Ltd!?.... Then we sent a few letters to question the both companies about "the legality of management agent appointment" and there was no answer at all. A few months later, we found A H Management Co. Ltd changed its registry address to the same as RMG Ltd ; and A H Management Co. Ltd. was filed as " a dormant company" within HMRC companies house. At the same time we received a "Proforma Invoice " from RMG Ltd for charging the annual management services in advance. RMG Ltd asked us to issue an advanced payment of £196 to " A H Management Co. Ltd/RMG" ! If A H Management Co. Ltd was a dormant company, how can it legally receive any transaction or payment? The proforma invoice from RMG is doggy. Again, in the A H Management Ltd annual return, the director put " No audit request from the members". However, in the annual "Service Charge Accounts" sent by RMG Ltd, there was " audit accounts " for " A H". (Be careful here, in this Audit accounts report, it did not use " A H Management Co. Ltd.. Without Management Co. Ltd. in the audit report, A H could be a totally different entity.) We went to the citizen bureau and they suggested 1. that we have full legal rights as consumer to dispute and question in advance any services charge for the service not been done; 2. that we should keep all the communication records to and from RMG Ltd. for future dispute; 3. that we should not be afraid of any debt collection harassment or tactic from its association or itself. Therefore, we refused to pay RMG or A H Management Co. Ltd unless all our questions have been answered by them and all the liability has been clarified. Just one month ( 30 days ) after receiving the RMG Proforma Invoice, we received a "debt Collection letter " for £415 from an entity called pdc Ltd ( property debt collection ltd), which presented itself being acting behalf of A H Management Co. Ltd... Another 30 days later ( 60 days), pdc tried to collect £720 pound ! Again, apart from RMG Ltd , another entity was acting behalf of A H Management Co. Ltd. Two entities are acting on behalf of A DORMANT COMPANY ! According to Citizen Bureau's advice, any debt cannot be sold to third entity before the creditor officially informs the debtor. We had not received any letter from RMG or A H Management Ltd to say this pro forma invoice would be sold before receiving a debt collection letter from "pdc".....Under the above circumstances, "pdc" or "A H management Co. Ltd" or "RMG" was just playing psychological tactic. We challenged "pdc" and asked them to stop contact us and send us "harassment letters". It just wasted time to communicate with them.... Then, they tried to squeeze such amount of money from our mortgage lender. We had to send all the communication letters and to explain the dispute and situation to the mortgage lender, and fortunately the mortgage company understand it and did not support " RMG " or " A H " or " pdc". Now, “ A H Management Co. Ltd" tried to take us to court for claiming £1540 late payments. Its claim uses a lot of " misleading " and deceptive interpretations about the transferring agreement from the developer to us a few years ago.... It will be interesting to see how judge to value these: 1. According to the agreement, we - the freeholder of property owns the A H management company. RMG tries to use A H Management Co. Ltd to claim from the freeholder. Here " the claimant " is same as " defendant ". How does a claimant claim itself ? 2. If the claimant has been a dormant limited company for a few years, how ca it involve a money-claim ( business transaction)? After confronting this RMG in the money claiming court, the next step for us is to get rid of this RMG Ltd totally from our property site . If anyone has the similar "bully" from this company, please feel free to contact us: mongrel_morgan@hotmail.com. Finally, we just want to say " Don't be afraid! Nobody else has more right than yourself for your own property....No matter how much confusion a scammer tries to create for you, there is always truth behind it to help you walk out of fear .... We had to send all the communication letters and to explain the dispute and situation to the mortgage lender, and fortunately the mortgage company understand it and did not support " RMG " or " A H " or " pdc". Now, “ A H Management Co. Ltd" tried to take us to court for claiming £1540 late payments. Its claim uses a lot of " misleading " and deceptive interpretations about the transferring agreement from the developer to us a few years ago.... It will be interesting to see how judge to value these: 1. According to the agreement, we - the freeholder of property owns the A H management company. RMG tries to use A H Management Co. Ltd to claim from the freeholder. Here " the claimant " is same as " defendant ". How does a claimant claim itself ? 2. If the claimant has been a dormant limited company for a few years, how ca it involve a money-claim ( business transaction)? After confronting this RMG in the money claiming court, the next step for us is to get rid of this RMG Ltd totally from our property site . If anyone has the similar "bully" from this company, please feel free to contact us: mongrel_morgan@hotmail.com. Finally, we just want to say " Don't be afraid! Nobody else has more right than yourself for your own property....No matter how much confusion a scammer tries to create for you, there is always truth behind it to help you walk out of fear .... Please don't give in so easily to pay any management service charge you don't agree and you don't like before you even apply your own rights and belief."

I removed them after a nightmare and claims if deficit charges. The development was in negative positions and now I been running them and each block is financially sound. Best thing we ever did. It took 2 years to get rid of them but was well worth doing. They first refused to give us contact details for the other flats' owners so it was harder for us to organise. Eventually a couple of us were able to become directors of the our flats' commonly owned management company that employed RMG. We then started working out how the money was flowing and the legal relationships, then understood enough to sack them. Saved us all thousands of pounds.

I have lived at my adress for four years now we have a leasehold garage and the house is freehold . We were told we would not have to pay the same rate as a house or apartment as it was only a garage . The previous owner was paying around 80 pound a year as we did the first year . But the second year it the doubled and 3 year went up another 30 pound saying now garage owners have to pay the same rate . I complained but they replied there was nothing the could do , and if wasn't paid would be turned to a dept collection company . Now I've just been sent a letter saying they want an extra 50 pound from the previous payment for over spending on the works carried out , no work has been carried out !! . Its so frustrating that they think they can just send bills when they like surely this is illegal !! . Then are a con , do not get involved with this company !!! , especially now I've just found out they have been on watchdog !!!!!!!!

Worst thing I invested in, a leasehold property. May be this is because I have been at the behest of RMG and their extortionate service charges even though I live in a town where unemployment is relatively high and wages are low. Rates are that of what are likely charges in London. Worst still, RMG found deficits in the accounts for my block (12 flats), dating back 5-6 years and passed those deficits on to current owners of flats. Being hassled to pay what they see as "my arrears" through what I feel is their total incompetence. Regulation and accountability for companies like RMG is not enough. They rely on small people like me not being able to afford large legal bills to challenge them. Anybody reading this please think twice about buying a leasehold property; more so if RMG are the management company.

I am a loyal customer of RMG who has paid their management fees on time for 10 years. When I did not receive a payment letter for the annual service charge, I called up, only to be informed that I will receive a fine for late payment. My argument that I had not received their original payment request letter fell on deaf ears and I was told that as a loyal customer I should have known when the payment request should have been sent. This is how loyalty is answered - with arrogance and sarcasm. Unfortunately their customer service is appalling, and they have stolen my hard earned money. Their service charge has gone up by £500 in 4 years, only to receive such poor customer service! I have no choice, being part of multiple leasehold flats in a gated development, but to continue using their poor services. If you are a new customer and considering this management group then avoid them at all costs.

I live in a block in Woodford and we have recently given the contract to RMG to manage our block and it is the worst thing we have done. They ignore the express wishes of the owners and use bully boy tactics to enforce policy's that we don't want. e.g. have ordered our caretaker to remove signs we have put up to inform residents as to their rights. To be fair to them though they are only getting away with this because our current Board is transacting business in secrecy and with no regard to its shareholders, and a group of us are taking action to remove the Board and RMG BUT PLEASE BE WARNED DO NOT LET THEM IN

They sent my service charge statement to the wrong address. I had to contact them for the missing statement only to be told it was referred to their debt collection team. They could not tell me how much I owed, or even forward me statement. I had to call the debt collection people 3 times, only then where they finally able to copy my email address correctly and forward my outstanding statement. £240 in legal costs!!! When it was me who contacted them, all this for a £330 OUTSTANDING SERVICE CHARGE. Makes you want to sell up having to deal with such mickey mouse organisations…

0 stars across the board! This company is made up of bullying thieves. The rates are ridiculous which increase every year. The little work they do is irregular, incomplete and very poor quality. Avoid any building with this management company, or any other for that matter with ridiculous charges for virtually no work. It is day light robery and am disgusted to be associated with a country that allows this to go.This company cover Buckshaw Village, Chorley Lancs. I am legally obliged to bend over to these people and there is absolutely nothing i can do about it, apart from own a property that is now in massive equity that is unsellable due to the size of the maintenance charge. I really can not believe it

Like a number of people I'm tied legally into contributing money to a residents fund, for what I've never really seen the benefit but hey ho! Anyway I was quite glad not to hear anything from these guys until one day I received a significant bill and a threat of debt collectors and further fines. I rang the call centre and spoke to a rather pompous and arrogant clerk, who when I complained threatened me with further fines. All together an unpleasant experience and I'm still no wiser as to what they do, except supply probably the worlds most expensive liability insurance , just in case someone falls over on the road outside. There again I thought the I paid the council for that!
