I employed Redwoods to manage my 3 bed semi detached house in Chineham, while I was away from the country. My experience with them was horrible from the beginning. My property was on the market for over a month and every time I spoke to them they asked me to reduce the rent, in the end we rented out the property for £800/m. £100 less then the rent we received for the same property a year ago with a different very small agency. I was told by there sales team that they do very detailed inventory and check all the appliances when they check in. I had to leave the country and leave the property vacant as Redwoods could not find me tenants in time. While I was away from the country, they would send me request for works in the property almost every second month. The first batch of works was loose towel rail, loose bathroom door lock, loose shower glass panel and grout on the bathroom floor coming off. They charged me over nearly £400 quid, for the above works, when I cam back I found that they have taken off the Glass panel from the bath tub that i installed only weeks before I left, tightened the towel rail and installed the cheapest door lock. They replaced the glass panel with the bath tub curtain from Tesco that cost 2.99 quid. On another occasion, they called me to report that the washing machine has stopped working as the door of the washing machine is locked. I asked then the washing machine is still in the warranty so please try to get the company to fix it, this was deemed urgent work and could not wait therefore they sent there engineer who fixed the door, but he forgot to take the old door lock, when I came I found out that the door lock of the washing machine was broken by excessive pulling soon after the wash was finished in it cooling off time. I had to pay another £200 quid for that. Following that I got another request for leak in the toilet under the sink, to fix the leak they replaced all the pipe work and wanted to replace the entire floor boards as well but I then stopped them and asked them to vacate the property. This leak cost me another £300 quid. When I went back to the property after the tenants had gone, I was surprised to see that the garden was overgrown to a size that my 3 years old son could get lost in it. The garage main door was hanging with the cord with no hinges, the gas cooker was damaged and there were drill holes in the roof. However the Redwoods inventory claimed that everything was fine and they property was returned in the same condition as at the time of the check in inventory. My suggestion, never use Redwoods they are a rip off and waste of money, you are better off just letting it to tenants and hoping that they will look after your property.
