Customer Service When inquiring about a potential tenancy initially, extremely unhelpful and disparaging in comments and attitude towards my current situation as a student, until they found out I was to graduate in 2 months and had a secure job lined up. Throughout tenancy, unfriendly and unhelpful. Price Above average for the area. Reeds Rains and Boom group cheaper. Deposit Upon leaving property, withheld a sum from the deposit on behalf of landlord. Would not provide evidence of claims of damages to property. Was told this would be raised with Dispute Service, but after 20 working days from being told this, with cut-off point for raising dispute approaching, nothing had been done. Had to raise issue with dispute service myself.

We rented our previous property from Richard kendall, and have been treated like rubbish to put it politely. The staff are ALL rude, cocky, arrogant and completely unwilling to help you as a tenant. We never once missed a rent payment, even by a single day, we ended up improving the condition of the house we rented due to it being such a state when we moved in. This included decorating every room (in neutral tones), re-carpeting my little boys room as the carpet was disgustingly stained, re-roofing the leaking moldy shed, re-sealing the leaking bath, fitting lino in the bathroom instead of the urine soaked carpet that was there when we moved in, and weeks of tidying the messy 'garden'. We were then told the landlord had decided to sell the property, and he wanted to take new photos of the house, hardly a coincidence I think! We explained to Richard Kendall that we felt uncomfortable having photos of our personal items on the internet and could they possibly take the photos in a few short weeks after we moved out. We were very rudely told no (in so many words...) and were then hounded by the staff for these photos to be taken, this included ringing constantly when I was at work (in a hospital an unable to answer my phone) and while I was trying to look after my baby at home. Richard Kendall are now in the process with the landlord to try and prevent us from having our bond returned, due to damage to a ceiling which was there when we moved in, and is very obviously old damage, as the previous tenants have tried to artex over it! Very unfair considering how beautiful the house is now compared to how disgusting and dirty it was when we moved in. On previous dealings with Richard Kendall we have experienced a number of staff being late for viewings, sometimes up to 15minutes late, and a couple not even bothering to turn up. When I questioned a member of staff about this, I was asked why I didn't just wait longer than the 20mins I had already waited, and why I then didn't ring to report them not turning up. I did not realise it was my responsibility to keep tabs on their staff, and I also explained I had to get back for the babysitter, the woman then tutted at me down the phone and said I could've just waited 10 mins more! Every phone call, every viewing and every dealing in the offices with Richard Kendall's staff has been disgusting. They are a sad excuse for an estate agent. If you are a tenant they will invade your privicy, treat you as scum, never return your phone calls, and be generally rude to you in every way possible. PLEASE heed this warning if you are thinking of becoming one of their tenants, or even if you are thinking of selling or renting your house with them, dont do it! They will fleece you for every penny. Their moto is 'renting by reputation', I think they have the WORST reputation possible, and I wish I had listened to the similar advice given on websites like this.

Another one who rip of the tennants and side with the landlord - who pays the money (the tennant!!). Ripped off on the deposit on leaving - landlord wanted to do up his house after (totally illegal) - Renter Beware

I will never deal with this unprofessional set up ever again and ensure none of my friends and family do either. Their stock in trade seems to built upon lies and laziness, 5 phone calls to get an application sent out? Rude staff that contradict each other constantly. They don't follow anything up, or through and basically rip off tenants, landlords and probably home buyers too. I was surprised to read the above review, its the only positive thing Ive read/heard yet about Richard Kendall Estates.

The best estate agent I have ever dealt with! hardworking and reliable. No wonder they sell most of the properties in Wakefield. I would definately recommend them.
