About

Teignbridge Letting Company (TLC) was established in February 1997 by its sole proprietor, Liz Rollason, registering as a Limited Company in 2003.

Liz has an HND in Business Studies and has been a member of the UK Association of Letting Agents since early 1998. She became a Parish Councillor in May 1995 but decided to stand down in May 2003. In those 8 years she Chaired several sub - committees and was elected as Chairman in 1999/2000 and 2000/2001. She still enjoys being involved in the local community in a less formal role.
Liz had been working in Property Management from 1978 and was then employed in Facilities Management by one of the large privatised utilities until 1996. On leaving that company a move into residential property together with the desire to be her own boss led to the establishment of TLC.
The company is run from Liz's residence and therefore the overheads involved in establishing a High Street office are avoided. The use of modern communications technology gives the flexibility to enable TLC to give you the customer, the service you require - when you need it.

Teignbridge Letting Company specialise in the letting and management of residential properties on behalf of private owners in the Teignbridge area. TLC understands that your property is a most important asset and that renting can be a worrying experience. You are assured that it is in professional hands and will be managed with the Tender Loving Care it deserves. TLC aims to provide a value for money service by keeping costs and overheads to a minimum and since no VAT is payable this is an additional financial advantage to property owners.
You do not need to research very far in to the field of Residential Property Lettings to realise that it is actually a minefield of potentially costly errors. Using a reputable and reliable agent can take much of the stress out of the business of letting a property. Of all the things that have to be dealt with when letting out a property TLC believes that the most important thing that a property owner can remember throughout the process is that renting out a house is a business transaction. Using an agent to let and manage your property is a valid tax deductible business expense and could save you so much worry.
Choosing an agent can be difficult but the decision should be made as early as possible. Your agent can advise you on many areas which may save you both time and money. If you have decided to let out a property that you already own then your chosen agent can give you invaluable advice on what you need to do, and often what you do not need to do, to prepare the property ready for the rental market. If you have decided to purchase a property to let as an investment then early consultation, even prior to the offer/purchase, could save expense and grief further down the line.
There are so many pieces of Legislation which have to be taken into account that dozens of books have been written on the subject. TLC has written some Guidance for Landlords ** which gives an overview but this is far from exhaustive. It does have links to websites with more detailed information on each subject referred to. Please be aware that not only is the Legislation constantly changing but the interpretation of that Legislation by the Courts can change as judgements are made on individual cases.

Tenant information

Teignbridge Letting Company has a number of Policies, Processes and Procedures that will help Tenants in TLC managed properties to understand their responsibilities.
The procedure for applying to rent through TLC will have been explained to you when you viewed the property but there is too much to take in and remember in a very short 10-15 minute meeting so you will have been given a letter summarising the procedure along with a copy of the EPC and the appropriate application form/s. All adults who are going to be living in the property will need to go through the referencing checks and should be included as tenants on the Tenancy Agreement.
Subject to those referencing checks and enquiries tenants are usually offered an Assured Shorthold tenancy with an initial six month fixed term. This offer letter usually includes a draft of the actual Agreement, confirmation of what Rent and Deposit will be required and by when and further information on the way that TLC deals with Tenants' Deposits.
When Tenants first move into a property let through TLC an appointment will be made to arrange for the handover of the property. This process takes about 40-50 minutes and involves the checking of the detailed Inventory; confirmation of photographs taken as part of that Inventory; the taking of meter readings; checking of all documentation such as Gas Safety Certificates, User Instruction books etc; explanation of Repair Procedures and location of stopcocks, electric trips etc and finally the handover of the keys.
Whilst there are always exceptions, short term lets, changes in circumstances etc, you are most likely to want to stay in the property and, as long as both parties are happy with the situation after six months, you will probably roll on to a periodic tenancy once that first 6 months expires.
Your Tenancy Agreement should always be the first place to check if you are unsure of your responsibilities in respect of any issue to do with the property you have chosen to make your home.
