Very Rude, Useless, and don't even know if tenants have vacated!

After having moved out of one of their properties 18 months ago I am being chased for rent that I supposedly haven’t paid for “this and last month”. I said I haven’t lived there for well over a year and was told not to f**king lie and that they would be coming to the property to collect it personally and if I didn’t pay they would throw me out. 1. I’m sure that’s against the law 2. I don’t live there anymore Retards.

Not paid, not contact and they don't even manage my property!

Can you imagine my surprise when I checked my bank account to see that I hadn't been paid rent for the last two months on my property whom VICTOR MICHAEL are instructed on a Rent Processing basis and who takes a monthly fee from me to do exactly that; collect my rent and process it into my account. I was under the impression and according to their terms of business, “Forwarding of rents received, less agreed deductions - paid directly into a designated account via our bank." & “Rent statements". I didn't get rent forwarded into my account, I didn't get a call with regard to not being paid and didn't get rent statements. After calling the agent on no less than 14 separate occasions to be passed on to someone other than the original person, actually being put through to the correct department only to be told that that person was at lunch at 10.30 in the morning, hung up on, being put on hold for 35 minutes then the line going dead or the line just never answered. I decided to call the tenant myself who told me he had moved out well over a month ago and that he had given the agent two months notice in writing and hand delivered it to their head office in Stratford. I called the agent again this time trying the head office first, you guessed it, same run around again, then called their Leytonstone office and spoke to some girl who clearly didn't speak English who then passed me to someone else who was only just mildly easier to understand. I told her the address of my property 3 times and then I was told “We had someone move in yesterday". I asked “how can that happen without consultation with myself" and “that I didn't even know it had become vacant". I explained what had transpired so far only to be told “That's not my department or my problem, I just let things". I asked “can I be through to a more senior member of staff “and the line went dead. So I've had No notification that the old tenant was moving out, even though they gave to months notice. No monies paid into my account for 2 months. No contact about rental not being paid or statements of account sent, posted or emailed. No contact to ask if I wanted it re-let, how much, how long, who to. This is my property surely I should be consulted as to whether I'm instructing someone to act on my behalf or not. Which I most certainly did not and won't ever being instructing them again and even if I had No information about who new tenants are, how many, any children, what jobs they had if any, references, move in dates, other requests, length of contracts, start dates etc the list goes on. I now have a stranger or strangers in my property without consent. I've lost over a month's rent, liable for council tax gas, electric and water rates while empty and incurred bank charges for not having sufficient monies in the account when mortgage payments came out. Then I thought about the old tenant who had moved out and thought if he hadn't given correct notice may they would be liable for some of these costs from his deposit and things may not be so bad. So after calling Victor Michael again, you know the drill by now. I was pushed from pushed from pillow to post & back again and then finally I was told that Victor Michael had returned the deposit which they held had been given back in full. So the tenant's account of giving notice must be true and must of given the correct notice otherwise why would they have been given their deposit back in full. Again I was not called, emailed, consulted or informed. I decided to visit the property and discovered that it is dirty, smelly and needs work and the deposit should not have been returned. The tenant is less than satisfactory, as are the limited references the agency took. Last but by no means least - I want the property back for personal use as my situation has changed. Well that won't happen as someone has moved in, they have signed a contract without notification, consultation and no authority, I'm out of pocket and homeless and now face a huge legal bill to get the tenant out of my property all with no help from the agency as I also will have to start proceedings against them as well, which I'm sure will incur more cost, more time, more effort and more stress. Do not use this company as they are at least criminally incompetent or just plain crooked.

Rude, unhelpful and caused me to be homeless

I was actually made homeless for two weeks due to the incompetency of these Estate Agents! I was due to move out of our current house and had agreed to a moving date with Victor Michael. The night before we were due to move we got a call off a very disgruntled member of staff to say that they had already let the property and our paperwork got mislaid. I got given my deposits back but nothing was done to compensate or even help me, forcing me to sleep in hostels for two weeks until I found another property. I made a official complaint to their head office and have heard nothing back (this all happened about twelve months ago) I recently received a nasty phone call asking why we haven't paid our rent, and they slammed the phone down when i explained that we did not live at the mentioned property. There staff are a truly miserable bunch and the company have no morals!
