Worst letting agents in Lothian - rip off

Letting solutions was aptly named by a former tenant as Letting Problems Limited and I do vouch for that. They have all sorts of crazy administrative fees upwards of £300 with a very high rental more than a property's actual worth. However, despite paying them such huge sums, they're extremely irresponsible and ignorant when it comes to sorting out a tenant's problems. During my stay, I asked for a dining table because a 600pound a month flat in hawk brae had no table on which one could have lunch/dinner. A reasonably priced one would cost a little under £100. However, when asked, they say they can't provide it and landlord refuses because it's an item of luxury. Imagine that? They have a dishwasher in the house which isn't an item of luxury but a table on which to eat is an item of luxury. They lie a lot as well. Before moving in, I'd asked them if the area was cabled i.e. for internet access for which they assured me that it was.In reality, it wasn't - I had to shell out on a BT line and get an internet line over it - and also paying for ending the contract with virgin. Furthermore, if a dining table is considered an item of luxury, don't you think it's a necessity to have a proper connection to the communal antenna so you can watch tv - after paying £600 a month for a flat? In the flat where I lived, the connection to the antenna was not ok and I couldn't watch any channel nor could I get sky tv installed. I had been asking them for well over 6 months to get it fixed but they never did anything about it. As for toilets, you'd expect it to be in working order(i.e. the water closets).The £600 a month flat they let out had the closet leaking since day-1 when I moved in. After complaining, all they say is "you should have complained before signing the lease" and never did anything about a leaking toilet either. It turned into a health hazard that I decided to leave the flat. Even the hot and cold water taps are mixed-up. Worst of all, everytime you flush the toilet, it flushed down hot water! Complain to them about the plumbing and the mix up that you get hot water when you turn on the cold water tap and they stick to the same excuse "should have informed us before signing the lease". I just had to tell them that they'd breached the terms of the lease in not addressing crucial issues faced by a tenant and that signing the lease wasn't the same as signing one's life away and left. No matter what you do, do not, do not and I repeat do not use this company - they're horrible. They charge you a fortune in hidden charges and do nothing to sort out issues. They even charge you £150 for carpet cleaning. But when you enter the flat, you'll notice they've not cleaned it at all yet you're to pay for it. And yes, don't expect your deposit back....you're unlikely to ever get what you paid with this company.
