Mini history:
I started renting the ground floor of the premises in 1980 and ran my printing business from it until May 2013. I bought the whole building in 2000 and converted the first floor to four offices which have since been rented out, and having recently modernised and converted the ground floor to offices, this is now also rented.

Area:
Dudley Street is 5 minutes' walk from Luton town centre, and two minutes from the main Luton Railway Station. Fast services take you to London (St. Pancras International) in just 24 minutes. There is a small general stores directly opposite the premises, and a good range of shops within easy walking distance on High Town Road. See Google maps at http://goo.gl/maps/FpvuW

The first floor has four unfurnished offices, available individually, all with 7-day programmable air-conditioning, openable double glazing and carpet tiles. These offices are accessible from the ground floor lobby, via a coded door access system. Visitors in the lobby press a button for each individual office, which rings the phone in that office. The tenant may speak to the visitor and then buzz them in from the office.
All offices have modern suspended ceilings with inset fluorescent lights, and 5 lever locks on the doors. Smoke alarms in every office are incorporated into a modern fire alarm system. There is a small communal tea area with a sink, fridge and hot water, and also two unisex toilets with extractor fans and small hand-basins with hot and cold water.
All offices may be individually rented, for an inclusive licence fee which covers rent, rates (if applicable), high speed broadband (80 Mbps), heating, lighting and weekly cleaning. We also supply free tea and coffee! The only extra costs to the tenant will be a landline telephone, if required. The licence fee varies with the size of the office, which vary from 121 sq ft to 192 sq ft (11.24 sq m to 17.85 sq m). All are suitable for at least two people. The Licence gives the licensee the option of giving 2 months' notice at any time.
If a firm decided to rent all four offices, then a lease for a minimum of one year would be prepared, following the design of the ground floor lease, separating out rent, rates (if applicable) and service charge to be paid in advance by standing order, and invoicing the power costs separately, to be paid in arrears.
Tenants from offices on both floors have use of the enclosed yard with pub benches.
As the previous tenants rented all four offices, when they moved out I had the opportunity to completely redecorate throughout, replace some carpet tiles and generally refurbish the whole area. This has now been completed (May 2017).

Energy Performance Certificate commissioned February 2014 shows a 'C' rating.

Parking: There are pay & display parking bays outside and at the rear of the premises. Annual parking permits have been bought for these from Luton Borough Council by the previous first floor tenants and the current ground floor tenants.
Secure private car parking spaces are also available to office tenants 200 metres from the premises (at an extra cost) if required. Otherwise there are two public car parks (Midland Road and Wenlock Street) within two minutes' walk, both of which offer weekly or monthly rates as well as by the hour.
