Ive recently seen a charming cottage in haworth and been so fortunate to have the landlord who lived next door show myself and my son around. Being ideal for my son i contacted walter inghams and was told to come in with three months bank statements .......ok. not a problem as we run a sucessful business which keeps us both busy and off the dole queue and has done for seven years however when we raised the issue of their negative feedback on this site and their fees we were told ' if you dont like it go somewhere else' and hung up on ! Where i can appreciate that having your businesses given negative feedback can be malicious i do feel that as a customer wanting to rent a house from walter inghams i do have the right to mention any worries i may have. It seems that this letting agency feel they can ride rough shot over anybody who needs to rent as they have already branded them low class citizens.

We refer to the review submitted to your above web page by JB and JP on 17th July 2009. Our firm aims to offer good quality properties to good quality tenants and our tenant selection process is probably the most thorough in the area. Currently we do not have any tenants seriously in arrears, which is something we are very proud of in the current economic climate. We also provide applicants with honest feedback and in this case I recall Ms B did not take our comments well and strongly disagreed with our conclusions. Ms B and Mr P applied for one of our more expensive properties on 2nd July 2009 and subsequently their referees replied on 6th July, 13th July, 14th July and 16th July. Ms B contacted us whilst we were completing our assessment of the application and I provided her with our initial impression of the references prior to contacting the owner of the property. Based on the information provided, it was clear that Ms B and Mr P could not afford the property and would be hugely over stretching themselves. Whilst neither party had rented or owned a property before Ms B strongly disagreed with our assessment. However, because Mr P's employer had not answered all our questions, we offered to keep the application open before making a final decision. I suggested that Ms B ask Mr P for the missing information and that we would then submit the application to the owner for approval. This would also involve obtaining final approval for her cat. In my experience property owners base their final decision on whether to accept pets on the overall quality of an application i.e. you can often obtain approval for a small pet on a very strong application. It had already been agreed with Ms B that she would provide a larger deposit to help alleviate any concerns the owner may have regarding the cat. Overall, it was clear that Ms B was very unhappy with our decision and she was very reluctant to provide any further information regarding Mr P's employment. At this point we had not taken any money from Ms B and Mr P because it is our policy to only charge fees where an application proceeds to completion. This is part of our commitment to treating people honestly and fairly. The next morning Ms B withdrew her application. Sadly this is a case of someone seeking revenge because their application was not accepted and annoyed at being told that they can't afford something they really wanted. If Ms B and Mr P had criticised our firm for being too fussy or setting high standards for each application we would not be writing to you today. However, this review is factually incorrect and deeply offensive and we should therefore be obliged if you would arrange to remove it immediately. We hope you can appreciate why we find this review so offensive and look forward to your early confirmation that it has been removed.

I have used Inghams for many years and have always found them very good. They were recommended to me by a friend who has also used them for years. From a landlord's perspective I know they check all the tenant's references very thoroughly and my tenants seem to really like them. The negative feedback is from declined tenants and is clearly a very bad case of revenge for being rejected. Based on my experience I would recommend them.

Avoid like the plague

AVOID this estate agents like the plague. I have never had the missfortue of dealing with such a bunch of incompetant people in all my life. The staff don't know if they are coming or going and they do not have any manners what so ever. One member of staff, 3 weeks after applying for a house and being told having a cat was fine, called me up and told me the landlandy would probably not allow pets and basically suggested that i get rid of my cat or leave it at my parents house. This was totally unacceptable and after everything they had put us through, which is too much to list here, and despite loving the house we decided that the best thing to do would be to pull out of the application all together. DO NOT USE THIS ESTATE AGENTS FOR ANYTHING!.

This estate agents does not take holding deposits but, uses a "satisfactory references" policy to secure the policy, or so we were told. We provided glowing references and were able to give 6 months up front rent, AND were told we should be given priority on the property as we had provided acceptable references and financial arrangements despite there being interest from another couple. One would think 6 months up front rent and excellent references would be enough, however the property was letted to another couple (who showed their interest in the property at least a week after us) who were deemed "more suitable". Clearly the suitabilty of said couple was not based on references or financial advantages, they were just more "suitable". Did I mention I am not middle aged and I have a young daughter. In addition , whenever we went to their office, (which is located on the first floor of the building they occupy in shipley) we were consulted with on the ground floor in a empty room (which used to be a Halifax lettings I believe) with just a table and chair. They would not even talk to us in their own workplace, suspect? All in all this estate agents wasted two valuble weeks of precious time we had in which we could have been looking at other properites instead of being lead up the garden path (excuse the pun)!
